Why this exists
Bid volume you can’t keep up with, without hiring a preconstruction team.

Labor shortages are squeezing every hour and federal infrastructure spending has swollen the bid pipeline. Small general contractors are turning down work because the founder is the estimator, and the founder is already on a roof.

Plumbmark is the outside takeoff team for the five- to twenty-five-person shop. Same inputs, same outputs you’d hand to an in-house estimator — just delivered in the time between coffee and lunch.

How it works

From your inbox to a send-ready bid, in four steps.

The shape of the engagement is the same no matter the scope. Input, takeoff, review, deliver.

  1. 01

Send the plans, photos, and a scope note

Upload PDFs, marked-up screenshots, or a few phone photos of the site. A short scope note covers what’s in and what’s out.

  2. 02

We draw the takeoff against your plans

Quantities, lengths, counts, areas. Region-specific labor and material pricing applied on top, line by line.

  3. 03

A reviewer checks it before it leaves the door

Nothing ships until a human has eyeballed the bid. That catches the rounding, the missing alternates, the misread scale.

  4. 04

You receive a clean, send-ready bid package

A scoped bid in hours, not days. The form your GC clients expect, with the math already showing its work.

The deliverable

A bid package, not a number on a napkin.

Every engagement returns the same shape of document — one a GC client can read, with the math already showing its work. Assumptions are called out next to the line they apply to, not buried in a cover note.

A note on the math. Labor and material pricing is regional and applied at line level, not rolled into a single multiplier. If a line is wrong, you can see why it’s wrong.
What you get back
Every takeoff. Every engagement.
  • Quantity takeoffPer scope, with assumptions called out next to each line.
  • Labor + material pricingRegional rates applied at line level, not a rolled-up lump.
  • Alternates and exclusionsOwner-requested adds and the things we deliberately did not price.
  • Bid summaryOne-page total with the variables a GC leader actually reads.
Engagements

Pay per takeoff, or run a monthly retainer.

Solo estimators with spiky bid volume usually pay per takeoff. Steady pipeline shops run a retainer so a slot is already held when the next RFP lands.

Per takeoff
$300 – $500/ takeoff
Best when bid volume is spiky or irregular.
  • • One scoped takeoff per engagement.
  • • Revisions before the bid is sent are included.
  • • Regional labor and material pricing baked in.
Quote a single takeoff
Monthly retainer
$800 – $1,500/ month
Best when a steady bid pipeline has to clear every month.
  • • A set number of takeoffs per month, agreed up front.
  • • Priority turnaround when the next RFP lands.
  • • Same deliverable, lower per-takeoff cost.

Who’s behind this

Prior art, not a guess.

Plumbmark is led by Joshua Sickmeyer, a Senior Staff Engineer whose prior work at Benmore Technologies produced VisualEstimate — a deck-estimation platform that encoded roughly a thousand pricing formulas into a guided quoting wizard.

That work is unusually direct prior art for what Plumbmark does now: turning messy construction inputs into a repeatable, defensible bid. The product leads with it because small contractors deserve to know the workflow was already shipped, in production, at scale.
